Buying in today’s Treasure Valley market
The Treasure Valley offers an incredible range of options, from historic Boise bungalows to new construction in Meridian, Star and Kuna, luxury estates in Eagle, and acreage in Canyon and Gem counties. The right agent helps you understand the trade-offs between price, commute, schools, lot size and lifestyle, and moves quickly when the right home appears.
Relocating to Idaho
Many of Patrice’s clients buy from out of state. She takes detailed video tours, answers every question and walks you through each neighborhood so you can buy with confidence before you ever arrive. She can also connect you with local contractors, movers and service providers.
Buying new construction
Builder sales agents represent the builder, not you. As a New Home Construction Certified agent, Patrice helps you compare builders and floor plans, understand lot premiums and upgrade costs, negotiate incentives, and schedule independent inspections during construction. Tip: bring your agent on your first visit to a model home, as many builders require it.
First-time homebuyers
Buying your first home is a big step and Patrice loves helping first-time buyers. She will explain every step in plain language and connect you with lenders who know first-time buyer loan options and Idaho down payment assistance programs.
Frequently asked questions
Do I need my own agent to buy new construction?
It’s strongly recommended. The builder’s sales team works for the builder. Your own agent can help negotiate price, upgrades and incentives and keep an eye on quality. The builder also typically pays the buyer agent’s commission, though this should be confirmed in writing.
Can you help me buy a home from out of state?
Absolutely. Patrice regularly helps out-of-state buyers with live and recorded video tours, neighborhood guidance and remote-friendly closing coordination.
How much do I need for a down payment?
It depends on the loan. Some programs allow very low down payments, and Idaho offers down payment assistance for qualifying buyers. A local lender can show you your options; Patrice is happy to recommend a few.
How long does it take to buy a home?
Once your offer is accepted, closing commonly takes about 30–45 days, depending on financing and the contract terms. New construction timelines vary by builder.
